Throughout this month, we marked National Homeownership Month. At the same time, the National Association of Realtors published the results of a survey that asked if a high rate of homeownership strengthens a community. Sixty-seven percent of respondents said high homeownership rates do strengthen communities "a great deal."

I agree.

Owning a home instills pride, which can lead homeowners to feel more connected to their neighborhoods and to care more about the future of their communities. It's one of the reasons I love helping buyers find their next homes.

The Virginia Housing Development Authority's mission is to make homeownership more accessible through programs that help people achieve that big milestone. These are just some of the resources available:

Homebuyer education: A free online or in-person class offers tips for avoiding costly mistakes during the home-buying process. I work with a colleague to offer these classes a few times a year as well, also at no cost. Let me know if you'd like to be contacted the next time we have a session.

Loan programs: VHDA offers a variety of loans, including programs that offer:

  • No down payment

  • Mortgage insurance forgiveness

  • Less stringent qualifying guidelines

  • Assistance for veterans

  • Assistance for buying rural properties

Most programs have maximum income and sales price and/or loan caps. Contact a VHDA-approved lender for more information. Search for lenders here or contact me, and I can put you in touch with someone.

Mortgage credit certificates: An MCC can give you additional federal tax incentives for owning a home.

Down-payment assistance grants: Eligible first-time homeowners can receive the funds necessary to make a down payment on a home.

Veterans and active-duty military programs: Qualify for exclusive loan programs to purchase a home and/or grants to help disabled veterans make safety and accessibility modifications to a home.

There are local and federal programs available, too. Some programs can be used alongside others and some can't. Visit the VHDA website or contact a lender to learn more about each program and to find out how to start the application process.
